Zoning reviews are conducted by either staff of the Bureau of Code Enforcement or by the Planning Board. Land use documents (zoning ordinances and maps) are available for purchase at the front desk of the City Services Department. The Planning Board is appointed by the Mayor of Augusta to oversee major site plans, subdivisions, conditional uses, zone and text changes, as well as street variances and discontinuances.

Permitted Use Review – Uses identified in Augusta Land Use Ordinance as ‘permitted’ uses within a given zone.

Review & Approval Authority Staff of Code Enforcement Office.
Required Submittal Application with 2 sets of complete site plan.
Review Time Frame Application with 2 sets of complete site plan.
Other requirements, including fees Performance guarantee, in the form of a letter of
credit or escrow account, must be posted for cost of improvements in public right of way.

Conditional Use Review – Uses identified in Augusta Land Use Ordinance as ‘conditional’ uses within a given zone.

Review & Approval Authority City of Augusta Planning Board
Required Submittal Application with 12 sets of complete site plan.
Review Time Frame Public Hearing must be held. Planning Board meets every two weeks.
Other requirements, including fees $50.00 application fee is required.

Major Development Review – Cumulative impervious development over 3 acres, or new impervious area (buildings, parking and other paved areas) over 3 acres.

Review & Approval Authority City of Augusta Planning Board
Required Submittal Application with 12 sets of complete site plan.
Review Time Frame Submissions are required a minimum of 4 weeks in advance. Public Hearing must be held. Planning Board meets every two weeks.
Other requirements, including fees $3,000.00 application fee is required
